Virtual staging that looks real and stays above board.
Pick a style and AI furnishes the empty rooms in minutes. Every result is checked against the photographer’s original for a wall, a window or a door that moved, the disclosure goes on every photo you post, and your board’s remarks line is written for you. Made for BC, Alberta and Ontario listings: under $4 a photo, and your first five are free.

Virtually staged
Living room, False Creek
- Original
- Kept, linked and exported beside the staged version
- Method
- Furniture added; no wall, window or door moved
- Disclosure
- Burned into the pixels of the MLS export and the photos you post
- Remarks
- Your board’s line, in the bundle as a text file
Drag the handle to pull the original back across it. A demonstration room, not a client’s listing.
What every staged photo carries.
The rules BCFSA, RECA and RECO hold you to, done on every photo whether you remember them or not. Virtual staging rules in BC, Alberta and Ontario.
- The label is in the pixels. A staged photo carries the words Virtually staged rendered into the image, in the MLS export and in every photo, carousel and graphic you post, in a corner that does not cover the room. A video that uses one says so on its closing card. A portal can strip a file's metadata; it cannot strip its pixels.
- The original travels with it. A staged version is never stored without the photo it came from. The export bundle ships both, named as a pair, and the listing page keeps the original one tap behind each staged photo.
- Furniture is added, never removed. Staging furnishes an empty room. It is told to move no wall, window, door, floor or ceiling, and each result is checked against the original for that; a version that fails the check is shown to you with the reason, and ships only if you override it, which is recorded against your account with the check's findings and your reason.
- Your board's line, already written. The remarks wording for your board ships in the bundle as a text file, with the staged photo numbers filled in where the board asks for them.
- One style for the whole listing. Modern, Scandinavian, traditional, transitional, coastal and farmhouse: one style across every room so they match, with two rounds of variants per photo included.
Every room arrives as the photographer left it.
Three more rooms from the same demonstration delivery, furnished as they come into view. Pull any handle to bring the original back across it.

Virtual staging for Vancouver, Victoria, Calgary, Edmonton, Toronto and Ottawa listings comes with each board’s line as the bundle writes it: a text file ready to paste into the public remarks, with the staged photo numbers filled in where the board asks for them. Below, each line as it would read for photos 3, 5 and 7.
Vancouver and the Fraser Valley
Some photos have been virtually staged. Furniture and décor shown are digital renderings and are not included.
Victoria
Some photos have been virtually staged. Furniture and décor shown are digital renderings and are not included.
Calgary
Photos 3, 5 and 7 are virtually staged; furnishings are digitally added and do not depict the property as sold.
Edmonton
Photos 3, 5 and 7 are virtually staged; furnishings are digitally added and do not depict the property as sold.
Toronto
Some photos have been virtually staged.
Ottawa
Some photos have been virtually staged.
No board has confirmed its line yet. Ontario’s is one plain sentence modelled on live Toronto listings, and the Cornerstone, London and St. Thomas, Niagara and Kingston boards carry it too. On an Ontario board the bundle also asks you to upload each original right after its staged photo. Until a board’s line is confirmed, the file says so, and your brokerage’s compliance officer has the last word. See the rules, province by province. Vancouver has a page of its own: virtual staging in Vancouver.

Questions
Is this AI virtual staging, or a designer?
Software. The furniture is drawn into the photographer's photo by an image model, in the style you chose, and every version is checked against the original before you see it. There is no queue and no back and forth: each photo comes back with its variants, and you keep or reject each one.
How is a staged photo labelled?
The words Virtually staged are rendered into the image itself. On the MLS export and the photos you post they sit bottom left, at three per cent of the photo's height; a carousel slide carries them in a bar of its own, and a graphic in the corner its template chose. A label in a file's metadata disappears when a portal re-encodes the photo; one in the pixels does not. The listing page shows the label beside the photo, the flyer prints the line, and the video says it on the card that closes it.
Does the buyer see the original?
Yes. The export bundle holds the original next to each staged photo, named as a pair, so the MLS listing can show it on request. On an Ontario board the bundle asks you to upload each original right after its staged photo, as the Toronto listings the studio read do. On the listing page the photographer's original is one tap behind every staged photo.
Can the studio remove furniture or change the room?
No. Staging adds furniture to an empty room. It does not remove furniture or fixtures, and it is told to move no wall, window, door, floor or ceiling; each result is checked against the original for that. A version that fails the check is shown to you with the reason, and ships only if you override it, which is recorded against your account with the check's findings and your reason.
What does a staged photo cost?
A Listing Pass is $59 once for one listing with 15 staged photos, under $4 a photo, and the reel, wide cut, carousel, flyer and listing page come with it. Solo is $79 a month for two listings and Pro $119 a month for six. The free plan stages 5 photos on your first listing, with no card.
Which styles can I choose?
Modern, Scandinavian, traditional, transitional, coastal and farmhouse, one style for the whole listing so the rooms match. Each staged photo includes two rounds of variants.
Do I have to mention staging in the listing remarks?
A listing's public remarks say when its photos are virtually staged. Some boards' rules ask for it; PropTx's rules in Ontario do not, and the Toronto listings the studio read say it all the same. Your board's wording ships in the export bundle as a text file, with the staged photo numbers filled in where the board asks for them. Ontario's wording is modelled on live Toronto listings, and none of the lines is confirmed with its board yet, so confirm it with your board when in doubt.
How long does it take?
Drop the photographer's folder in and the rooms are recognised and the empty ones found. Pick a style and the listing is staged as a whole, each photo checked against its original before it is shown to you. A whole listing, film and flyer included, takes about ten minutes of your attention.
What BCFSA, RECA and RECO ask of a staged photo, and whether your board wants it disclosed, has a page of its own: the rules in BC, Alberta and Ontario.
