What BCFSA asks, and what the studio does.

A Vancouver agent answers to BCFSA. This is how the studio reads BCFSA’s rules, not legal advice, and your managing broker has the last word. The rules for all three provinces: virtual staging rules in BC, Alberta and Ontario.

  • A label on an altered photo. BCFSA's guideline on artificial intelligence asks that altered or enhanced photos and videos be labelled. The words Virtually staged are rendered into the pixels of every staged photo in the MLS export and in every photo, carousel and graphic you post. A video that uses one says so on its closing card instead.
  • Nothing that misrepresents the property. BCFSA's advertising guidelines ask that no edit misrepresent it. Staging is told to add furniture and to move no wall, window, door, floor or ceiling, and each result is checked against the original for that. A version that fails the check is shown to you with what it found, and ships only if you override it, which is recorded with those findings and your reason.
  • Nothing false or misleading. Section 41 of the Real Estate Services Rules forbids advertising that is false or misleading. The original is kept beside every staged photo, exported with it as a named pair, and one tap behind it on the listing page.
  • The brokerage's name, prominently. Section 40 asks for it in advertising. Every flyer and graphic prints it, and it cannot be deleted or hidden there. The video's closing card shows it unless you untick Agent card in the editor.
  • Statements that can be verified. BCFSA's advertising information asks for them. In the design editor's Customize freely mode, a line you add that says number one or guaranteed is listed as worth a second look, and you are asked to say only what the listing states.

The line for the public remarks, already written.

Greater Vancouver REALTORS and Fraser Valley Real Estate Board share one wording. The studio asks for your board the first time a staged photo leaves it, and the bundle writes its line as a text file, ready to paste into the public remarks in Paragon.

Vancouver and the Fraser Valley

Greater Vancouver REALTORS and Fraser Valley Real Estate Board · Paragon

Some photos have been virtually staged. Furniture and décor shown are digital renderings and are not included.

The wording is not yet confirmed with either board; until it is, the file says so. Victoria’s board carries the same line, and Calgary, Edmonton, Toronto and Ottawa have their own: every board’s line.

What the bundle holds, file by file.

One zip a listing. It holds the photos you changed, each numbered by its place in the listing, so each goes into Paragon at that place. The film, the listing page and the feature sheet are made from the same photos.

  • The staged photos, labelled. Each with the words Virtually staged in its pixels, in a corner that does not cover the room, and named by its place in the listing: 03-staged.jpg for the third photo.
  • The originals, as pairs. Every staged photo ships beside the photo it came from, 03-original.jpg next to 03-staged.jpg, so the original can be shown on request.
  • The remarks line, as a text file. remarks.txt opens with the line to paste into the public remarks, then lists each staged photo by number and room. While the wording awaits a board's confirmation, the file says that too.
  • A record of what is in it. manifest.csv keeps a row for each photo in the zip: its number, both file names, the room, the style, and whether the structure check passed or you overrode it.

Each board sets its own rules for listing photos. The studio has not confirmed these two boards’ rules on wording in a photo, so check with your managing broker before you upload.

Questions

What goes in the public remarks for a Greater Vancouver or Fraser Valley listing?

The export bundle writes this line for Greater Vancouver REALTORS and Fraser Valley Real Estate Board listings, as a text file ready to paste: "Some photos have been virtually staged. Furniture and décor shown are digital renderings and are not included." It is not yet confirmed with either board; until it is, the file says so. Confirm it with your board when in doubt.

Which board do I choose in the studio?

Greater Vancouver REALTORS or Fraser Valley Real Estate Board, whichever your listings go on. The studio asks for it the first time a staged photo leaves it, in the bundle, a post or the listing page. The board you choose sets the wording of the remarks line for every listing, and these two carry the same one.

Can the studio stage a suite that is still furnished or tenanted?

A furnished room can be ticked, but staging is written for empty rooms and the studio has no furniture removal. Tidy up, a separate retouch, takes loose belongings, bins, cars and people out of the photos you choose, never furniture. In the MLS export and in a photo post a tidied photo carries the words Digitally altered. A photo is tidied or staged, not both.

Where are a Vancouver listing's photos kept?

In Canada. Viara Studio is made in Edmonton, Alberta, and photos, videos and exports are stored in Canada. Some processing happens elsewhere, and the privacy policy names every service that does it.
